When Opportunity Presents Itself: The How & Why of the Nest Opportunity Fund®
The Nest Opportunity Fund® is an Opportunity Zone (OZ) investment program designed to not only do well for investors, but also do good for those in the communities targeted for fund investments.
An OZ Fund That Does Its Homework
Our leadership team performed extensive research to select which type of under-invested Opportunity Zones will benefit from our engagement. We chose single-family homes and smaller multi-family homes because they present a lower risk to investors while maintaining the culture and character of the neighborhoods.
Our Emphasis On Quality Design & Housing Sustainability
We partner with thoroughly-vetted, regionally-respected contractors who specialize in managing multiple property upgrade projects at once. These homes are built to last, complete with solid wood cabinets, upgraded appliances, tankless water heaters and a catalog of other amenities to help improve the lives of residents and ease our management of them.
Our systems have been created to allow scale in management. For example, we have 14 colors of paint that increase our efficiency when properties turn over. Tankless hot water heaters frequently allow us to not only add another half bath, but avoid the tank leakage that inevitably occurs in 10-15 years.
Meet Founder Clint Edgington, CFA
Clint Edgington leads Beacon Hill Investment Advisory’s high net worth client’s investments, both public and private. Beacon Hill provides advisory and family office services to business owners to simplify their financial lives. Clint and his family have owned and managed single and multifamily real estate since 2003. Clint is recognized as an expert in the practicalities of Opportunity Zone investing and structures and, as such, has been interviewed or spoken for the Alternative Direct Investment Securities Association (ADISA), Real Assets Advisor magazine, and Columbus Business First. Clint is the past Chairman of the Columbus CFA Society Private Wealth Committee. Clint is a graduate of Miami University with a Bachelor of Science in economics.
Meet Partner Mark Fissel, CFP, AIF
Mr. Fissel works with high net worth clients to achieve their goals through systematic financial planning practices. In addition, Mark and his family own Liberty Plaza, Ltd. that owns and developed a small retail strip center. Mark serves as an elected official in Bellefontaine as City Treasurer, and was a former City Councilman and Finance Committee Chairman. Mr. Fissel is a graduate of Miami University with a Bachelor of Science in engineering.
